This was a total refurbishment of a property that had an established HMO licence.

Working closely with the client the modernisation and improvements to the property were produced so that the letting rooms were of super quality with each benefiting from their own en -suite.

The primary contract was the property modernisation and improvement and that the letting rooms be of high quality and fit for a top specification HMO property.  This included; a rear extension, new electrical wiring, high level heating system structural, alterations and then plaster and decoration to a finish.

We identified prior to commencement of the works that careful consideration was needed for the hot water and heating supply to the rooms and communal areas.

The cold water pressure into the property and the hot water demand on a conventional combination boiler would have meant that the showers and hot water to the en-suite facilities would be insufficient.

Following discussions with the client a system was designed and implemented that included a high capacity water accumulator together with increased Kw boiler and pressurised cylinder . This design allowed the property to have best solution for hot water and heating.

The early considerations to the water pressure issues just added to the full modernisation service which allowed C T McCann to hand over a  superb letting facility that the client was able to let that allowed the client peace of mind for them and the new tenants
